GENERAL CONTRACT CONDITIONS

1. Travel contract.

1.1. Any reservation made by yourselves will be binding a contract.

1.2. The reservation may be in writing, verbal or by telephone. The reservation that you make is valid for all the persons mentioned in the reservation and you will be bound by these contractual obligations on behalf of yourself and all members of your party.

1.3. The contract will be formalized on our acceptance of the reservation.At the time of making the contract, or immediately after, you will receive written confirmation.

2. Payment.

2.1. At the time of making the contract or within 7 days, the initial payment of 30% by way of deposit becomes due. The balance of the total price is payable on the first day of arrival. The initial deposit, and also the balance can be in cash, by means of a Postal Giro cheque or by bank transfer.

2.2. On receipt of the deposit a copy of the original reservation form will be forwarded, which you can use to take out travel cancellation insurance with your insurance company.

2.3. In case of non-receipt of the deposit, we can extend the period. If payment is not then received within the new agreed period, we retain the right to cancel the contract.

2.4. At the time of arrival and in addition to paying the balance, we require a security deposit of 300 Euros against damages. This sum is refundable subject to there being no damages or incurred costs at the time of our inspection at departure date.

3. Occupation.

3.1. The occupation of the property must not exceed the maximum number of persons indicated in our brochure/leaflet. In the event of there being more persons than stated, we are authorised to evict the excess person or, at our discretion, make additions to the price accordingly.

4. Domestic animals.

4.1. It is only permitted to bring domestic animals to a few villas. At the time of making a reservation domestic animals must be expressly mentioned stating breed, type,and size of the animal. As a general rule,only one domestic animal is permitted. In the case of there being more than one, our authorization must be sought. Otherwise, we reserve the right to deny occupation of the premises. In many restaurants, as on the beaches, dogs are prohibited.

5. Cancellation or reservation alterations.

5.1. The reservation may be cancelled at any time. We recommend that cancellations be made in writing. It must be observed that the following cancellation penalties are made if the reserved property is not re-let:

30 days or more: 30% of the total price.

Between 29 - 10 days: 50% of the total price.

Between 9 - 3 days: 80% of the total price.

Less than 2 days, or in case of non-arrival: 100% of the total price.

In the case of cancellation and re-booking of the property,we retain 10% of the total price to cover administrative costs and the remainder will be returned.

5.2. In the event of changing the reservation for another stay at a higher price, the initial deposit amount will be credited and we will be authorized to charge any additional payment. In the event of changing the reservation for a property at a lower price, the original price will be credited.We are under no obligation to accept changes of reservations.

6. Arrivals & departures.

6.1. Arrivals are every day between 15.00 and 19.00 hours. In the case of delay or other day arrival, we ask you to contact us immediately. In the case of non-arrival within 2 days of the date of arrival advised, we are authorised to re-let the property and charge you the compensation as indicated in 5.1.

6.2. In the event of early arrival, and if the property is available for occupation, the extra day(s) will be charged additionally.

6.3. Departures are always before 10.00 am. No reimbursement is made for departures before the due departure date.

7. The clients obligations.

7.1. The client will be responsible for the property which has been reserved and leave in the same condition in which it was found. That is to say, Clean and tidy with dishes cleaned,and without leaving remains of food either within or outside the property, including the barbeque area. We are authorized to retain a corresponding amount of the security deposit if the property is found otherwise at the time of inspection.

8. Legal jurisdiction.

The area of legal jurisdiction is Denia, Alicante, Spain.
